Why Newer Homes in RiverPark Still Get Pests

RiverPark is a master-planned community in north Oxnard, built on former farmland and reclaimed sand and gravel mining land near the Santa Clara River. The plan was adopted in 2004 and home construction began around 2009. The old mining pits were turned into water recharge basins. For pest purposes, that history means three things: young landscaping that is watered heavily, long runs of concrete block wall, and open land and water nearby.

Argentine Ants in Irrigated Landscaping

Newer landscaping needs regular irrigation, and in Oxnard's long dry season those watered beds along the house are where Argentine ant colonies concentrate. The ants come indoors along the plumbing entries under kitchen and bathroom sinks, and along the weep screed at the bottom of the stucco. In RiverPark, ant calls are often the first pest problem a new owner deals with.

Our ant control service uses baits indoors and a non-repellent treatment outside where the trails enter. A few changes help: adjust drip emitters and sprinklers so they do not wet the foundation, keep mulch a few inches back from the stucco, and watch for aphids on young citrus and roses, since ants protect them for their honeydew.

Widow Spiders on Block Walls, Patios and Garages

The block walls separating RiverPark yards have hollow cells and cap joints that widow spiders use for shelter. Patio furniture, pergolas, outdoor kitchens and garage shelving add more places to build. Brown widows, with their spiky egg sacs, are especially common on outdoor furniture and railings. Mice and Rats from the River Side

Homes nearest the Santa Clara River and open ground see more rodent activity, particularly in the cooler, wetter months when mice look for shelter. Garages are the most common entry point. A garage door that does not seal fully at the bottom corners leaves a gap mice slip through easily. Can a Newer RiverPark Home Get Termites?

Yes. Subterranean termites can come up through expansion joints and plumbing openings in the slab, and drywood termites can swarm in through attic vents on any house.
